Selling property in Spain most likely works differently from your home Country. In Spain, the agent does not normally assess a property’s value, although if you use a Spanish bank to obtain a mortgage they will send an assessor to protect their interest. The seller asks a price and the agent puts his fee on top of the asking price, this is the reason why you will find a lot of different estate agents selling the same property at wide variation of prices. It also accounts for why you may find two very similar properties in the same area, with one having a much higher asking price than the other. This is simply because the seller has set his own valuation and asking price.
